ACC Meeting 13 December 2001

·         ACC met at the Offices of Don Asher and Associates, 52 E. South St, Orlando, FL.

·         Call to Order 7:00pm by ACC chair Eric Oelschlager. ACC Members in attendance: Joe Escalante, Tony Harrell and  Eric Oelschlager. Also present: Association President Tony Greene (ad-hoc, non-voting).

·         Prepared minutes from previous meeting were not reviewed.

·         Review of pending Applications for Improvement:

·         2820 Silver Ridge - request to replace rotted siding with stucco, and for paint color change (work already completed.) Eric stated he inspected the property, found stucco is medium gray, trim is white, and the house has sandstone facing accents. Eric stated he felt the colors were not unreasonable. Tony Harrell motioned to approve the gray stucco color, and the white trim color. Joe seconded the motion, and it was approved unanimously.

·         7510 Bordwine Drive - request for paint color change, base color sample provided: base color a mint shade of green, trim color white. Joe motioned to reject the request, Tony Harrell seconded the motion, and the motion was approved unanimously.

·         2820 Salter Ct - request to paint trim white, apply Chattahoochee rock to driveway and sidewalk. Install lights on side of garage.  Eric reported that he inspected the property, it has a very light tan or gray base, with white trim, and appears to be well maintained. Tony Harrell motioned to approve the white trim, to approve the Chattahoochee rock finish on the front porch and sidewalk between the driveway and front porch, to disapprove the Chattahoochee finish on the driveway and sidewalk which parallels the street, and to approve standard floodlights or motion sensor lights (any other type of light must be resubmitted, since details of the lights and locations were not provided on the application form.) Joe seconded this motion, and it was approved unanimously.

·         7676 Dundas - paint color change, small samples provided. Joe motioned to approve the request, and Joe seconded. The motion was approved unanimously

·         7667 Havenford - request to paint trim white. (This request was in response to a deed restriction violation sent by the HOA.) Eric stated that he inspected the property, and found the base color was a cream color, but the garage door, front door and window-shading shutters were a fairly bright shade of orange. Joe motioned to reject the request, and that the ACC provide clarification to the requestor that the problem is the orange color, not the white trim, and that the requestor should submit an application for a new color to replace the orange. Tony Harrell seconded the motion, and it passed unanimously.

·          7645 Dundas - paint color request, small samples provided. The ACC discussed confusion on the third color on the application, labeled "window mat."  Joe motioned to accept the stucco and trim colors, and ask the applicant to clarify what is meant by "window mat". Tony Harrell seconded the motion, and it was approved unanimously.

·         2743 Silver Ridge - request appears to be in response to deed restriction violation letter sent by the HOA. Eric stated he inspected the property, and found base color is white, with light gray trim, and a rose accent color used on the garage door and decorative shutters. Tony Harrell motioned to reject the request, and that the ACC clarify to the applicant that the problem is with the rose accent color on the garage door and shutters, not the gray trim. Joe seconded the motion, and it was approved unanimously.

·         New business

·         Action item: Joe to update the ACC application form, to define the terms "base color" "trim color" and "accent color", to make future applications easier to understand.

·         Joe requests that the ACC investigate the approval requirements for children's playsets, in anticipation of an increased number of requests, since these playsets are so readily available at the home improvement retailers, .

·         Adjournment Tony Harrell motioned to adjourn the meeting at 8:00 pm. Joe seconded the motion, and it was approved unanimously.
