Minutes of Board of Directors Meeting

Silver Ridge Homeowner's Association

February 28, 2002

Location: Orange County Public Library, N. Hiawassee Rd. Orlando

CALL TO ORDER

Tony Green called the meeting to order at 19:12. The notice of the meeting (located at Hiawassee library branch) was posted at the front entrance of the community 48 hours in advance to the meeting.

VERIFICATION OF A QUORUM

In attendance were board members Tony Green, Matt Steinhoff, Linda Harrell and Yvonne C. Sabater. Eric Oelschlager was absent. Gary House and Jeff Charpentier were representing Penn First Management. Neighbor Jeff Preston (2651 Silver Ridge) was also present.

ACCEPTANCE OF MINUTES

Green moved to accept the minutes January 17, 2002. Steinhoff seconded. Motion carried.

REPORTS

Board acknowledged reception of the January 31, 2002 financials as prepared by Don Asher.

Green motioned to write off any delinquencies of $2 and under. Sabater seconded. Motion carries.

ACC minutes were presented to the board. Motion was tabled to have a legal review Aricle III Section 7.

Penn First gave their management report that covered community document violations.

Green gave the President’s report.

OLD BUSINESS

Matt Steinhoff moved we hire Gipson for our current landscape needs. Green seconded. Motion carries.

NEW BUSINESS

Harrel motioned that we donate old association equipment to Good Will. Green seconded. Motion carries.

The board directed Penn First to get quotes for cleaning the front wall, replacing the fence on the Silver Ridge retention pond and repairing the fence on the Dansforth retention pond.

The board directed Penn First to get quotes for a one year audit (ending January 31, 2002) of the HOA’s books.

The board directed Penn First to respond to Frank and Annette Warren in response to their January 18, 2002 letter.

Green closed the meeting at 20:16.
