Minutes of Board of Directors Meeting Silver Ridge Homeowner's Association Orange County Public Library, N. Hiawassee Rd. Orlando July 25, 2002 AD Gary House called the meeting to order at 19:05 on July 25, 2002 AD. The notice of the meeting (located at Hiawassee library branch) was posted at the front entrance of the community 48 hours in advance to the meeting. In attendance were board members Tony Greene, Matthew Steinhoff and Yvonne C. Sabater, Linda Harrell and Fay Lewis. Gary House was representing Penn First Management. Sabater motions to appoint Fay Lewis to the board to fill the vacancy left by Eric Oelschlager. Greene seconds. Motions carries. Greene moved to accept the minutes May 23, 2002. Sabater seconded. Motion carries. The board received the financial report as prepared by Penn First Management. The 13-month audit by Joseph R. Michalak was presented to the board. Penn First was not prepared to present the 2003 budget worksheet. It is expected in two to three weeks. Harrell motioned that all balances less than or equal to $2.50 be forgiven. Lewis seconded. Motion carries. Steinhoff motioned that anyone owing under $50 have that amount carried over (with interest) until next January for collection. Greene seconded. Motion carries. Steinhoff motioned that anyone over $50 in arrears be turned over to the attorney for collections. Greene seconded. Motion carries. Penn First explained ACC committee procedures under Florida law to the board and the ACC members. Sarah Steinhoff has volunteered to produce the quarterly newsletter. The next edition is set for September. Greene presented the President's report. Penn First supplied the board with an updated violation report from Monday, July 22, 2002 AD. Steinhoff motioned that Penn First pick the six worst CC&R violators in the neighborhood. Lewis seconded. Motion carries. Steinhoff motioned that the six violators from above be turned over to the attorney for legal action. Greene seconded. Motion carries. The cost to add an HOA-owned fence around the Silver Ridge retention pond is an estimated $23,000. Steinhoff motioned that we have CC&R amendment language drawn up by the attorney that would allow the board make other amendments to the CC&Rs. Harrell seconded. Motion carries. Greene closed the meeting at 20:50.
