The Association will hold

The Board of Directors controls the budget and policies of the Association. The Officers of the Association implement the budget and policies set by the Board, with the help of the professional manager (Penn First Management). The Board answers to the members of the Association (owners of homes within Silver Ridge), via the election process. Therefore, it is important that the members carefully elect responsible Directors.
The
Board consists of five Directors, whose terms of office last one, two or three
years. The terms of office are staggered, so that not all expire in the same
year. The Association will be electing three Directors to fill the terms that
expire this year. The terms which expire this year are: a three‑year term
held by Tony Greene, a two-year term held by Linda Harrell, and a one‑year term held by

Fellow Silver Ridge homeowners, I would like to take this opportunity to welcome you into the New Year and to advise that I assumed the leadership role as your Association's President after my brother’s untimely death due to a life long battle with Sickle Cell Anemia. My brother always committed everything when he took on a challenge and/or responsibility, and he took the responsibility of leadership in the community where he lived VERY seriously for over four (4) years. His biggest frustration was how our community was/is threatened by mediocrity, complacency and the attitude that, "someone else will take care of it". We had daily discussions, on ways to improve our community and how to reach the goal of removing the sense of apathy! To that end, I have taken the leadership accountability as your Association President to ensure that I do ALL that I can do to keep his vision alive as it relates to our community.
Please be advised that I have been the association
President since the August 2001 board meeting. I am extremely grateful and
thankful for the support and cooperation the Board, and the Architectural
Control Committee (ACC) members have provided our community! At this time, I would like to personally thank the following people

Welcome to our
new Property Manager
My name is Gary House and I will be your property manager
for the Silver Ridge Homeowners Association.
You can reach me at my office, 407-282-9988, ext. 107, between the hours

Part of my responsibilities is to be on the Silver Ridge property twice monthly for inspections, meeting with homeowners to resolve various issues, and checking on those contractors that perform various work for the Association.
My experience has been that property management is promoting community spirit, harmony among the homeowners, and following the directives of your Board of Directors to make Silver Ridge a nice place to call home.
On a more personal level, I
have been in the property management business for approximately 4 years both at
the commercial and residential level.
Prior to that I was a certified general contractor in the State of

Believe it or not, many of our neighbors have been misinformed. There is a strong belief that the Home Owners Association (HOA) Board and the Property Management are one in the same. However, this belief is far from true, and I will attempt to clarify this misunderstanding.
The HOA board is a group of community “volunteers” who donate their time to support and manage the association’s business pursuant to the Declaration of Covenants, Conditions, and Restrictions that govern the Silver Ridge community. In addition to attending to the affairs of the community, the HOA board members also support other community activities such as the Association News Letter, the Christmas Luminaries give-a-way, the coordination of the Community Neighborhood Watch, creating and restoring the community notice signs posted at both the Silver Star and Pell Mell exists, as well as the Annual Association elections.
While on the other hand, the Property Management Company is a “contracted” organization. The management company is paid to manage the association’s affairs related to sub-contracting various vendors to maintain the association’s common property (i.e. retention ponds, front entrance, and other community requirements), the enforcement of the governing deed restrictions, as well as supporting both board and annual meetings.
As stated above, the simple fact is that Silver Ridge community volunteers are not paid. They donate their time to make a difference. From time to time, community residents have made comments, some stating very strong opinions on “what’s wrong” in the community. I challenge these same people to back up their opinions with their convictions by volunteering to make a difference within the Silver Ridge community. There is so much that can be done to enhance our community, but it all depends on what you are prepared to do to make a difference in our community!

A few months ago, I received a notice that my roof was
stained and required cleaning. When I
first received this notice, I was honestly at a loss to understand why since my
roof was a consistent and uniform “black.”
My assumption on my roof’s color was laid to rest when I phoned Mallard
Systems company for a free inspection. Mallard’s technician informed me that my
black roof was actually covered with fungus.
Mallard inspected, cleaned, and provided a five-year warranty against
fungus for my roof. If you received a
violation notice, or you suspect your roof needs to be cleaned you can contact
Mallard Systems for a free inspection.
In addition, the company may be willing to offer “group” rates for neighbors who would like to take advantage of this
offer by combining their roof cleaning requirements. Please note that the selection of a roof
cleaning company is solely up to the homeowner. Since this is one of the eight

Yard of the Quarter
Beginning this second quarter (April, May and June), the board of directors would like the community to share with us the neighbor who they feel takes great pride in their front lawn. Everyone in the community can vote by forwarding their candidate to the board of the directors. All community nominations received will be sent to the ACC for review and consideration. Upon receipt, the ACC will provide the board with three finalists, and their recommendation. From the three finalists, the board will choose a winner, award the winner with a $50 home depot gift certificate, and post the finalist and the winner in the quarterly newsletter.
To let everyone get a fair and equal start, the board would like to forward the following “five” steps for a wonderful lawn:

By now, you have received the
welcome letter from the Association's new management company, and you may be
wondering why the Board of Directors made this change.
There were several factors that
led to this decision. First, the Board has been concerned with the appearance
of the neighborhood. There are numerous deed restriction violations which have
gone unresolved for too long. The Board felt the prior manager's enforcement
tracking process and follow-up were not getting the results we need.
Second, there was a shift in
personnel at our prior manager's office, leaving us spotty oversight for
several months last summer. During that time, the landscaping of our common
areas became shabby. The prior manager
was unwilling, or unable to bring the situation under control, requiring the
Association’s president to devote many hours of personal time to resolve the
landscape maintenance problems.
We are also aware that a lack of
harmony developed within the community that created feelings of "us versus
them." The Association exists for
the common good of all the residents, and it is most effective when everyone
works toward a common goal, not when we disrespect each other, or act
spitefully. A number of residents
complained of gruff treatment by the prior manager, which became a chief
concern for the Board. We expect our
paid manager to remain courteous and professional in all dealings with our
residents.
Finally, late last year our prior
management company indicated their intent to establish a new 12-month contract
with increased management fees. Since we
were not completely satisfied with their performance, the Board
counter-offered with a 6-month probationary renewal under the old contract at
the original fee levels. This was not
acceptable to the prior manager. Therefore, the Board evaluated bids from other
management providers that we had interviewed, and we unanimously selected
Penn First Management.
This is a fresh start for our
community. Our new property manager Gary
House, is keenly organized, and we are confident that
he will keep the Board on its toes - and with your help, we'll have the
community at large operating smoothly in relatively short order.
